Terms & Conditions
Updated for Legal Compliance with Alabama Code § 35-15-30

Welcome to Brag Patch RV Park. These Terms and Conditions serve as the written rules governing your stay. In accordance with Alabama Code § 35-15-30, the Park reserves the right to remove any guest for failure to comply with these rules, non-payment, possession or trafficking of controlled substances, disorderly conduct, or other violations of Alabama law. By entering the premises and/or registering a reservation, you agree to comply with all provisions herein.
- Check-In and Check-Out
- Check-In: 2:00 PM CST/CDT
- Check-Out: 11:00 AM CST/CDT
- Late Check-Out: Must be approved in advance; may incur additional fees
- Late Arrival: Permitted with prior communication to the Park
- General Park Rules
- Campers and visitors must register upon arrival.
- Campers are responsible for the conduct of all occupants, pets, and guests at their site.
- Brag Patch RV Park is not liable for injuries, loss, or damage to personal property.
- No switching campsites or transferring reservation rights without written permission.
- Campers must dispose of trash in designated dumpsters; no dumping of bulk items.
- Rugs/mats over 3’x2′ and storage under or around RVs are prohibited.
- No unauthorized business activity (excluding quiet remote work).
- Children under 18 must be supervised by a responsible adult.
- No open fires except in designated fire rings.
- Disorderly conduct or unlawful activity is grounds for removal per Ala. Code § 35-15-30.
- Utilities
Daily/Weekly Guests:
- Site rate includes electric, water, and sewer.
- Trash service is included.
- Wi-Fi is available for general use (not guaranteed for streaming or heavy bandwidth).
Monthly Guests:
- Must set up and maintain personal utility accounts (e.g., electric).
- Park provides required documentation for utility setup.
- Water, sewer, and trash included; excessive water usage may incur fees.
- Internet or cable installations require prior approval.
All Guests:
- Only RV-safe toilet paper and chemicals permitted in sewer system.
- No dumping of gray water onto the ground.
- Sewer hoses must form a tight seal.
- Tampering with utility pedestals is prohibited.
- Camper is liable for utility damage caused by improper use.
- Pets
- Maximum: 2 pets per site
- Leashes required at all times; no outdoor unattended pets (even in dog runs or crates)
- No pet fencing or enclosures may be erected
- Aggressive pets (growling, lunging, biting) must be removed immediately
- No pets in park buildings, pavilion, or lakefront (except service animals)
Excessive barking or failure to clean up waste may result in eviction
- Vehicles and Parking
- 1 RV and 1 vehicle allowed per site
- Monthly campers may register a second vehicle with approval
- Extra vehicles, trailers, boats must be parked in overflow areas
- 5 MPH speed limit strictly enforced
- Golf carts allowed for transit; licensed adult drivers only
- No off-road vehicle use unless authorized
- No vehicle repairs, oil changes, or disabled vehicles permitted on site
- Quiet Hours and Safety
- Quiet hours: 10:00 PM – 7:00 AM
- No disruptive conduct, loud music, or offensive language at any time
- Firearms, fireworks, archery equipment, and explosives are prohibited
- Children must be under adult supervision
- Severe weather: Follow staff instructions and shelter protocols
- Disorderly conduct or criminal activity may result in immediate removal (see § 35-15-30)
- Lakefront and Pavilion Use
- Swim at your own risk (no lifeguard)
- Children under 18 must be supervised
- No glass containers or alcohol at the lakefront
- Pavilion available for reservation with deposit; must be cleaned after use
- Vehicles must be moved after gear drop-off
- Code of Conduct (Compliance with Ala. Code § 35-15-30(a)(2)–(4))
All guests must contribute to a safe, welcoming, and respectful environment.
- No harassment, threats, or discriminatory conduct (grounds for immediate removal)
- Prohibited items: Offensive or hateful signage, flags, or symbols
- Lewd or indecent conduct (including public nudity or sex acts) is not permitted
- Excessive intoxication or disruptive behavior—even within private sites—is prohibited
- Guests must not trespass onto other sites
- Public areas may be monitored by security cameras
- Park reserves the right to remove any guest violating these standards under Ala. Code § 35-15-30 without a formal eviction process
Reporting: Guests may report violations directly to management. Issues will be investigated promptly and handled discreetly. Law enforcement may be contacted at Park discretion.
- Guest Removal and Enforcement (Per Ala. Code § 35-15-30)
Brag Patch RV Park may, at its discretion, remove any camper or guest without refund if:
- They violate written park rules
- They fail to pay for site rental
- They engage in disorderly conduct or unlawful activity
- They possess, use, or traffic-controlled substances
In such cases, Park management is authorized to summon law enforcement. Guests removed under this law waive formal eviction proceedings.
- Abandonment of Property
If a guest fails to vacate after default or removal, the RV and possessions may be considered abandoned personal property. Park will:
- Issue written notice via email or posted notice
- Allow a 10-day period for removal
- If unclaimed, the Park may remove, store, or dispose of property at the guest’s expense
- No liability is assumed by the park during removal or disposal
- Long-Term Guest Status (Clarification Under Alabama Law)
Monthly guests are not residential tenants under Alabama landlord-tenant law. Their stay is classified as temporary, recreational occupancy and governed by campground policies. The Park reserves the right to terminate any monthly agreement without the need for formal eviction, consistent with Ala. Code § 35-15-30.
- COVID-19 Policy Acknowledgment
Brag Patch RV Park maintains a separate COVID-19 Policy outlining expectations for personal responsibility, guest health, and courtesy toward vulnerable individuals such as the elderly and immunocompromised. While the Park does not impose mandates regarding masking, distancing, or vaccination, we expect guests to behave responsibly and refrain from exposing others while actively sick with COVID-19 or other contagious illnesses.
By staying at the park, you agree to follow our COVID-19 Policy, including staying home (or isolating in your RV) if actively ill. Guests who knowingly violate the health and safety provisions of this policy may be asked to leave without refund. Cancellation Policy
Effective Date: May 02, 2025
This cancellation policy complies with Alabama law and reflects best practices for campgrounds and RV parks. It outlines refund conditions, cancellation timelines, and guest obligations, ensuring transparency for both parties. All cancellations are subject to the terms below and are governed by the Brag Patch RV Park Terms and Conditions and Alabama Code § 35-15-30.
- Campsite Reservations (Daily & Weekly Stays)
To cancel a reservation:
- 14 or more days before arrival: Full refund, minus a $25 administrative fee.
- 7 to 13 days before arrival: One night’s stay withheld as a cancellation fee; balance refunded.
- Less than 7 days before arrival: No refund; entire reservation forfeited.
- No-shows: No refund.
Additional Notes:
- Early Departure: Once checked in, no refunds are issued for unused nights.
- Date Changes: May be permitted, subject to availability and standard cancellation fees.
Force Majeure: In the event of campground closure due to natural disaster, declared emergency, or other unforeseen conditions, Brag Patch RV Park may issue a refund or future stay credit, at its discretion.
- Pavilion & Event Space Cancellations
If you cancel a reserved event space:
- 21 or more days before event: Full refund, minus a $25 transaction fee.
- 14 to 20 days before event: 50% of rental fee refunded.
- Less than 14 days before event: No refund.
Security Deposits:
- Fully refundable if the pavilion is left clean and undamaged.
Park-Initiated Cancellations:
In case of weather-related closures or operational emergencies, the park will offer either a full refund or an opportunity to reschedule.
- Monthly Site Rentals (28+ Days)
- 14 or more days before start date: Full refund of pre-paid rent, minus $50 cancellation fee; security deposit returned in full.
- Less than 14 days before start date: Security deposit forfeited; remaining rent refunded.
Important Notes:
Early Move-Out After Check-In: No refund of unused rent.
Termination for Rule Violation or Nonpayment: Governed by park Terms and Conditions and Alabama Code § 35-15-30. Rent, late fees, and deposit may be forfeited.
- Final Terms
- All cancellations must be made in writing: by email, through the reservation portal, or in person.
- Refund Processing: Refunds will be processed to the original payment method within 5–10 business days.
- The park reserves the right to interpret and enforce these policies in accordance with state law.

Refund Policy
Effective Date: May 2, 2025
This Refund Policy explains the conditions under which refunds may be granted for campground reservations and site rentals. By booking a reservation, you agree to the following terms.
- General Refund Guidelines
- Refunds must be requested in writing via email, our online portal, or in person.
- All refunds will be processed to the original payment method within 5–10 business days once approved.
- All refunds are governed by our separate Cancellation Policy.
- Once a refund is processed, it is final and non-negotiable.
- Daily and Weekly Reservations
- No refunds for early departure once you have checked in.
- No refunds if you are removed for violating park rules or Alabama Code § 35-15-30.
- No refunds for no-shows.
- Eligible cancellations may receive a partial refund, subject to cancellation timelines.
- Processing fees may apply to all approved refunds.
- Pavilion or Event Rentals
- Refunds depend on how far in advance cancellation occurs (see Cancellation Policy).
- Security deposits are refundable only if the space is left clean and undamaged.
- No refunds for cancellations made less than 14 days before the event.
- Monthly Site Rentals
- No refunds for early departure after check-in or occupancy.
- Security deposits may be withheld if:
- The site is not properly cleaned
- There are unpaid rent, late fees, or damages
- Deposits are refunded only after:
- Site inspection
- Property removal
- All outstanding balances are paid
- Weather, Emergency, and Park Closures
- No refunds for weather-related cancellations unless the Park cancels your reservation.
- If the Park cancels due to weather or emergency:
- You may choose a full refund or a credit toward a future stay(valid for 12 months).
- Non-Refundable Circumstances
The following do not qualify for refunds:
- Early departure for personal reasons
- Illness, injury, or family emergency
- Vehicle failure or weather delays not caused by the Park
- Conflicts with other guests
- Dissatisfaction with site layout, amenities, or conditions disclosed at booking
- Policy Enforcement
- This policy is enforced in conjunction with our Terms and Conditions and Cancellation Policy.
- Park management may deny refunds for violations of Alabama Code § 35-15-30.
- No staff statements or verbal agreements override this written policy.
Covid-19 Policy
Effective Date: May 2, 2025
Brag Patch RV Park is committed to maintaining a safe and healthy environment for all our campers. We recognize that COVID-19 is a real concern – for many people it may feel like a severe cold, but it also has the potential to cause serious, long-term complications (such as Long COVID, also known as PASC, or Post-Acute Sequelae of SARS-CoV-2). We take COVID-19 seriously without resorting to fearmongering: our goal is to promote a common-sense, no-nonsense approach that keeps everyone safe. In practice, this means focusing on practical precautions and personal responsibility rather than on panic or politics. We ask all guests to look out for one another – especially those who could be hit harder by illness, such as elderly or immunocompromised individuals who are at higher risk of severe outcomes. By working together and using good judgment, we can ensure everyone enjoys their stay while minimizing the risk of spreading illness.
Personal Responsibility and Courtesy
Respect and responsibility are the cornerstones of our COVID-19 policy. We rely on our guests to do the right thing when it comes to health and safety. Every camper at Brag Patch is expected to exercise personal responsibility and show courtesy to others. In practical terms, this includes:
- Protect Others: Use common courtesy to avoid exposing others to illness. If you know (or even suspect) that you might be sick, avoid close contact with other guests and take steps to prevent spreading germs. This is especially important when interacting with anyone who is older or has a weakened immune system.
- Practice Good Hygiene: Follow basic hygiene practices. Wash your hands regularly with soap, especially before using shared facilities or touching common surfaces. Cover your coughs and sneezes. These simple habits go a long way in keeping everyone healthy. Hand sanitizer is your friend – feel free to use it often.
- Respect Personal Space and Choices: Understand that everyone has different comfort levels. Some guests may choose to wear a mask or keep extra distance, while others may not. Respect each other’s choices. If someone requests a bit of space or is wearing a mask, be courteous and accommodate their needs. Likewise, if you choose to take extra precautions (like masking or distancing), you can expect the same respect in return. Harassment or ridicule toward anyone for their personal health choices (whether taking more precautions or fewer) will not be tolerated – we’re all here to enjoy the park, not to judge or politicize each other’s decisions.
- Focus on Community, Not Politics: Remember that this policy is about health and community well-being, not politics. We ask all guests to refrain from turning public health precautions into political debates. Freedom of expression is valued, but not at the expense of another camper’s well-being. Let’s keep the atmosphere friendly and focus on keeping everyone safe rather than arguing about personal rights. Simply put, be a good neighbor – consider how your actions affect those around you.
By following these guidelines of personal responsibility and courtesy, you help ensure that everyone – including those who might be more vulnerable – can feel comfortable and secure at Brag Patch RV Park. Thank you for being considerate of your fellow campers.
No Mandates, Just Common Sense
At Brag Patch RV Park, we do not impose any COVID-19 related mandates. There are no mask requirements, no vaccine mandates, and no enforced distancing rules on our property. We’re not going to check your vaccination status or dictate personal health measures. However, this absence of mandates is not a signal to ignore COVID-19 entirely – rather, it reflects our belief that voluntary cooperation and common-sense work better than force. Our approach aligns with current public health guidance that emphasizes individual responsibility over blanket restrictions. In other words, we trust you to make smart choices for yourself and for the community.
Here’s what no mandates means in practice:
- Masks: You are welcome to wear a mask anywhere in the park if that makes you more comfortable, but it is not required. If local infection rates are high or you’ve recently been in a crowded place, consider masking up in indoor common areas as a courtesy – that’s your call. If you choose not to mask, that’s fine too; just remain mindful of others around you.
- Vaccination: We do not ask for proof of vaccination, and we do not treat vaccinated and unvaccinated guests any differently. Your medical decisions are your own. We simply encourage everyone to stay informed and consider the benefits of vaccination on their own time.
- Distancing: There are no fixed social distancing rules here. We’re not drawing circles around picnic tables or limiting campsite gatherings. We do, however, expect guests to use discretion. Cramming together uninvited around a campfire or in the clubhouse might not be the best idea if someone is concerned. Give people space if they seem to want it – it’s just polite.
- Common Sense Reigns: The bottom line is that we expect common sense and respect to guide your actions. Just because we aren’t enforcing rules with an iron fist doesn’t mean COVID-19 has vanished or that we don’t care. It means we count on you to do what’s sensible. If you’ve recently been exposed to COVID-19 or are recovering from any illness, think twice about going into a packed game room or hugging your new neighbors. When in doubt, err on the side of courtesy.
We firmly believe in personal freedom, but with freedom comes responsibility. Your freedom to enjoy our park does not include a freedom to recklessly endanger others. In plain terms: don’t use “personal freedom” as an excuse to behave irresponsibly. Being part of the Brag Patch community means caring about your neighbors. We discourage any behavior that puts others at risk under the guise of “doing what I want.” Instead, we ask that you exercise your freedoms with respect for those around you. Have fun and enjoy your stay on your own terms – just keep in mind that we’re all sharing this space. A little consideration goes a long way.
Stay Home if You Are Sick
One of the most important parts of this policy is simple: if you are sick, please stay home. We ask that any guest who is actively ill with COVID-19 or any contagious illness refrain from coming to the park until they are no longer sick. Public health experts continue to advise people to stay home when they’re sick to avoid spreading viruses, and we echo that advice loudly and clearly. Delaying your trip if you’re under the weather is the responsible thing to do.
- Before Your Visit: If you test positive for COVID-19 or are experiencing significant symptoms (fever, persistent cough, loss of taste/smell, etc.), postpone your visit. We will be understanding about rescheduling or refunding visits for COVID-related reasons—your health and the health of others come first. Showing up to the RV park with an active infection is not fair to other guests or staff, especially those who might be at high risk.
- During Your Stay: If you develop COVID-19 symptoms or test positive while you’re already at Brag Patch RV Park, notify the park management promptly. Then take common-sense steps to isolate and avoid contact with others. This might mean staying inside your RV and not participating in group activities for a few days or even cutting your trip short if necessary. We know that’s a dampener on your vacation, but it’s the right thing to do. If you need medical attention, seek it immediately. Otherwise, do your best to keep to yourself until you’re feeling better. We can assist with finding local healthcare resources if needed, and we’ll work with you to adjust your reservation as appropriate.
Remember, “it’s just a cold” is not a good excuse to push through and potentially infect your fellow campers. What is a mild cold for one person could turn into a serious health issue for another. It’s much better to miss a few days of camping than to cause someone else to get very sick. By staying home (or isolating) when ill, you are showing respect and compassion for the community. This is exactly the kind of community spirit we value at Brag Patch RV Park.
Conclusion: A Shared Responsibility
This COVID-19 policy is about balance and community. We have put these guidelines in place to keep everyone safe while still allowing you to enjoy the freedom of the outdoors without oppressive rules. It’s a shared responsibility – the park provides the guidance, and our guests carry it out. By following this policy, you’re helping protect not just yourself, but your friends, neighbors, and the whole Brag Patch family.
